Having a business in a building is almost always better than a vacant spot. This is good for the business, consumers, and the city. It creates
jobs and generates revenue.
Maybe I don’t understand the question. How would it be a step down?
It’s easy access to the freeway, which will serve some clients well.
It’s definitely a step up. Anytime you have retail merchants willing to sign new leases keeps the local shopping centers occupied. Worst case is empty retail space and half empty shopping centers.
